Precautions during coronavirus pandemic
Your safety and ours is paramount during the current emergency. We follow government guidelines and also maintain our own checklists to ensure that we avoid spreading this disease. We will not send anyone to a property who is experiencing Covid-19 symptoms.
When visiting a property we are armed with PPE, sprays, hand sanitizers and anything else needed. We spray keys, door handles and other contact areas before and after working at a property. We avoid contact with others. Because we send the tenant a copy of our report promptly, the tenant does not need to be present.
Start of Tenancy
It’s important to have a thorough Inventory done before move in. We like to do this for you 72 hours beforehand. We need access to the property and we will check that no one else will be there at the time. The property needs to be as it will be at the start of the tenancy, clean and all repairs and decorations completed.
We will make separate arrangements for the collection of keys which should be in an envelope, and for their return.
Mid Term Inspections
These can only be undertaken with prior agreement by the occupants. Currently due to the risks involved in undertaking the inspection while the tenant is present, we are waiting for a change in Government Guidelines.
It is essential that when undertaking mid term inspections checks are made with tenants, not only for their agreement to visit the property, but also to check whether any of the occupants is currently being shielded due to increased risk, or has been experiencing possible Covid-19 symptoms.
End of Tenancy
Although some agents recommend that tenants take photos of any problems or damage on vacating the property, we strongly believe that an independent inspection is needed to provide accurate information prior to the return of the deposit.
At present we can only undertake Check Out inspections after the property has been vacated, ideally 72 hours afterwards.

What We Do
We use professional inventory software to create and maintain Inventories of a wide range of properties: from the one-bedroom studio flat through to the seven-bedroom mansion, furnished or unfurnished. And we are expert at creating inventories for HMOs (House in Multiple Occupation), whether it’s for students, young professionals or Airbnb.
During the tenancy we do Interim Inspections checking on the condition compared with the start of the tenancy and looking out for potential problems such as black mould, damage or people and pets not covered in the original agreement.
We Check Out the tenant comparing the condition of the property when they moved in and, allowing for fair wear and tear, identify problems which have occurred and who is responsible. Our reports show clearly the issues which need to be resolved with supporting photos.
